For starters, the number of units the property has and whether or not you’ll be living in one of the units are two major factors in determining your financing options.
Since April 19th, 2010, the minimum down-payment for a non-owner occupied investment property is 20% of the purchase price. However, if you plan to live in the property as well, then the minimum down payment could be as little as 5% – 10%, depending on the number of units in the property.
